Brookland Place Apartments

A Tenant Opportunity to Purchase Act (TOPA) renovation,
Brookland Place asked us to honor an older D.C. building’s
architectural language while creating a true community
“living room” for both the tenant association and it’s residents.
Within landlocked footprints, we built a layered sense of
belonging through subtle shifts in material and scale - texture
first, color as accent. Softness became structure: drapery
introduced lightness and acoustic comfort, upholstery carried
quiet patterning, and lighting framed intimate zones for
gathering, everyday meetings, and pause.
